I live in a very quiet, very nice subdivision in a one story brick home with a four car driveway, full basement with a half bath, large fenced yard, nice patio. We have one small dog and two friendly cats. My son also has a hamster who stays in his cage in my son's room. I'm not opposed if you have a pet, but they must get along with kids and other pets.

We have digital cable with dvr, internet access, full size washer and dryer, house full of furniture, XBox 360, and are very close to everything. Less than a minute to Hwy 55. 10 minutes to downtown. 5 minutes to Hwy 270. 15 mins to West County/Manchester. Lots of places to eat, shop, and entertain yourself very close by.

Your rent gets you the largest bedroom/master, you may take over the half bath downstairs if you like or share the full bath with us, and free access to the rest of the house. Utilities will be negotiated- likely less than half. I would even be willing to talk about you renting out the entire basement, if it suits you better. It is not finished, but could be dressed up rather nicely. It also has the half bath. There could be a locking door at the bottom of the stairs, and there is an exterior door at the top of the stairs that you could use to come in and out. You would be welcome to use the shower/bath and kitchen upstairs. Basement already has cable tv, as we are using it as a family room/den at the moment.

My son and I are quiet, private, and prefer someone similar. No partiers, drugs, or loud/insensitive people. I will respect your right to your privacy and you may come and go as you please, as long as you respect my home. Not looking for someone who is going to have their boyfriend stay over 5 nights a week (wanting ONE room mate, not TWO), listen to loud music all hours of the night (kid has school, I have work), leave trash/personal belongings all over the house, etc.

I don't smoke although I do not mind if you do as long as it is not in the apartment. I'm incredibly social and tend to go out to have a good time, but I don't like to bring the party home. I would prefer a male(gay or straight) room mate, that is a non smoker and the quiet/non-partying type. Absolutely no drugs(no exceptions). The house is not far from Webster U, would be a quiet place for a college student. With all that being said I am open to all people, however, I want someone I can get along with and trust. The trust and getting along with is the most important factor to me along with reliability.

The room that is available is 10x13(there is a 10x10 that I will be in but I would consider renting the smaller room for lessor rent), you'll have to share the bathroom(planning on adding a second bathroom eventually), kitchen, and other common areas with me. I will expect you to clean up after yourself. There is a washer/dryer available for your use. Central heating/cooling. There's a finished basement that I am thinking about turning into an entertainment/home theater room that you'll have shared access to. There is also an extra room in the basement I wouldn't have a problem with you using for storage. The bedroom for rent has carpet the rest of the upstairs is hardwood/vinyl.

The rent includes electric, water, sewer, trash, dish network (the same I currently subscribe to, if you want more, you pay the difference or if you want your own DVR, etc), AT&T High Speed Internet. You would only have to pay for your own food, consumables, and personal effects. The room is unfurnished.

I am more interested in finding someone I can get along with and trust than finding someone right now or needing the rent money. Not saying you have to be my best friend, but able to carry a conversation and spend time around each other is a requirement.

I will lease month-to-month or do a termed lease, however, I would prefer a long term room mate(rent will be cheaper). I ask that you have a job or verifiable proof of income, be willing to put up with some minor remodeling projects (the big ones are being done in July and then again in the Spring), tolerate a beagle that loves attention, when I'm not around it'd be nice if you'd open the door and let him in and out and keep an eye on him when he's outside in the fenced back yard. On occasion I may ask for some minor help with the remodeling, but that will be light and few and far between, and be able to respect the privacy of others you live with.
