Overall good condition. Cloth cover shows signs of wear including scuffing, edge/corner wear, and a small tear at the top of the binding. Binding is a little loose, but all pages are fully intact. The paper that adjoins the cover and first page is split. Typical age discoloration throughout, one page dogeared, and a couple of pages with some light marks in the margin. Pages are otherwise clean with no other writing, markings, or tears. Please see pics and email me if you have any questions.
