Seeking Investor(s) for potential lucrative opportunity.

If you are reading this, I appreciate your time.

I am a Missouri Licensed Attorney who is seeking an opportunity to get out of the rat race and start my own business in the commercial finance industry (and later on in real estate investing, which I am also willing to discuss with potential investors), but unfortunately do not currently possess the necessary funds to get started.

I will be attaching a resume (with some things censored so as to protect my identity over the internet), but just so you are aware who I am: I have 3 college degrees (Juris Doctor of Law, Master's of Business Administration, and a Bachelor's of Science in Business Administration with an emphasis in Entrepreneurship), I have had exposure to numerous companies of varying sizes throughout my academic career, I have participated in numerous Startup Events where we designed and created companies over one weekend, I research business related news, business models, and business resources in my free time, and I believe I can help a potential investor (or multiple investors) receive a nice return on their investment (legally I cannot make any guarantees, but I am confident in my abilities).

What I am proposing is essentially the investor(s) providing the initial seed money for me to obtain the necessary training and other required costs with creating a commercial loan company. I will be going through a company that has been teaching people to create their own commercial finance companies for 10 years. Part of their program will include everything needed to run and operate the business for the first two years of its life (or more if we were to go with the 2nd option: more on that later). This would include website creation/maintenance, content marketing, being provided leads, various softwares that would be necessary, access to over 47 lenders, search engine optimization, etc. This is similar to a franchise, but they do not charge any fees after the initial "training fee". I have been researching this company for the past week, and I have seen nothing to suggest that this is a scam or anything like that. Based on what I've seen they are legit, have an A+ rating with the BBB, and so far I have only come across one negative review.

Essentially the training costs either $25,000 or $68,000, depending on the "package" that is selected. I would ask that you provide an additional $5,000 with whichever option is chosen so as to allow me to be able to pay for initial unforeseen expenses until cash flow can start coming in (which seems like it would be very quick once the training is over). I believe the $68,000 package actually does seem like a good deal, but I do not believe it is "necessary" in the slightest. It just provides for the possibility of more profit in the long run. If you are interested in learning more about becoming an investor, I will obviously show you more details about what all is offered with the two different packages and we can decide as a team which would make sense going forward.

Now, this is a lot of money I'm requesting, so what is in it for you? I am fairly flexible in how we arrange for you to be properly compensated, but in my mind I was thinking something to the effect of splitting profits 50/50 up to the first $10000 every month (so you would get 5 and I would get 5), and then you get 80% of the profits after that initial $10000 every month until you have made double your money (so either 60k or 146k depending on which way we decide to go). After that, I was thinking of providing a nice royalty for you for the life of the company (something like 5-10% of profits?). This is just me spitballing, and would love to have a discussion with a potential investor on what they would consider a fair split (maybe quadruple your money but no royalty, maybe just a bigger royalty but then only the royalty, etc). Also please keep in mind I'm not asking anything from you in terms of running the company. If you happen to know some good contacts that may need commercial financing that would be appreciated, but in no way would you need to provide anything other than the initial funds (unless you wanted to; we could discuss that as well). Another potential perk is that I could provide any companies that you own commercial financing at a reduced rate (as I simply would not take any commission for any of those companies) which could save you/your companies a substantial amount over the years.

As I'm sure you have noticed by now, I am extremely flexible with all of this. I just want to realize my dream of owning a successful business and have determined that this may just be my best opportunity to get there. I see this as a win-win, and look forward to hearing back from you.

See below my resume (with things hidden/censored/changed so as to not give away my identity on the internet).
