BUILDING STRUCTURE (see photos)
Each side of the common courtyard has a two story, two family flat. Housemate has 2 assigned rooms with balcony/deck. Creative set up provides privacy by dividing apt floor plan into north and south lends itself nicely to arrangement people have liked.
SHARE with only one person the well/furnished kitchen and bath in the center hall. House rules regarding thoughtful clean up are spelled out in writing with thorough communication. Our home is well maintained.
Current housemat4e gets priority when another moves, the I could rent 2 spaces to one person giving you a private kitchen and bath and entire apt with a north balcony and south deck with a small discount on renting entire floor.
PLEASE NOTE
-IF YOU HAVE a PET (sorry) because folks have allergies and sensitivities.
-IF YOU SMOKE AT ALL. We can not accommodate the smell and keep folks happy.
-YOUR EXPECTATIONS REGARDING GUESTS is important to talk about initially.
-ANY HEALTH CHALLENGES, MEDICATIONS, or your self medications. Note: We have stairs.
A stay of less than one year is ok as we adjust $100/mo for SHORT-TERM. Can be more flexible after a short-term stay with sufficient notice and the extra payments can be applied to last months of the next year stay.
INCLUDED IS Your share of gas, electric, trash/recycling collection, water/sewer, and Wifi
The FURNISHINGS in your spaces include bed, dresser, book shelves, desk, lamps, chairs and sofa.
WASHER/DRYER. CENTRAL AC, NICE YARD, PREPARED GARDEN SPACE available.

Expect you to keep clean and general upkeep of areas that you use.

SECURITY/DAMAGE DEPOSIT is a total of two months rent. So it takes 3 month rent to move in except when the first month is prorated. Rent is due on the 25th of each month. And late fees apply.
TRANSPORTATION:
PARKING in front of house on street is reliable.
We are close (one block) to major BUS routes and a StLouis library is one block up our street.
We are especially convenient to Hwy 44, Hwy 40/64, and 2mi to 70.
SAFETY:
Night lighting on house.
Have been involved with our Southwest Garden Neighborhood Association (SWGNA) which oversees the EXTRA SECURITY patrols which have been voted in by us neighborhood residents for decades!. Our area is probably as safe as you can get in a big city. Crime stats are reviewed at every quarterly neighborhood meeting.
LOCATION:
About 1.5mi south on Kingshighway from WU Med campus and about 2 mi from SLU Med campus.
A great neighborhood, tree filled, and with responsible neighbors.
Located On 1st block on WEST side of Mo Bot Garden accessible from Alfred (the west border street of that garden). We are on east side of the Italian Hill.
We are one block east of Kingshighway; and second block north of Tower Grove Park.
Housemates have attended: WASH U Med Campus, SLU, Fontbonne, UMSL, Webster, StL (Forest Park) Com. College, Harris Stowe.
WALKING DISTANCE:
-Soft pavement running/walking track-path 1/2 block away along Mo Bot Garden on Alfred Ave. extending from Magnolia to Shaw.
- Southside YMCA, a 25 min walk.
- LIBRARY, one block up, (Kingshighway Branch)
- Banking options very close.
